Missing shingles after a wind event. Lifted or curling shingles, especially on south- and west-facing slopes. Exposed fasteners where a shingle has slid down or the tar strip has released. Cracked or torn pipe boots - the rubber collar around plumbing vents is one of the most common Miami leak sources and one of the cheapest components to replace. Damaged valley flashing where debris has cut through the metal.

For each of these, we replace the damaged shingles, reseal adjacent courses, and address the flashing or penetration contributing to the leak. Every shingle roof repair comes with before-and-after photos and a written summary - including a straight read on whether the surrounding field will hold or whether replacement is on the horizon.

Sustained tropical wind breaks the seal strip that bonds one shingle course to the next. Once that seal is broken, the shingle flaps in the next wind event, and eventually a section lifts off the roof entirely. Wind damage shingle repair in Miami is not simply nailing a shingle back down - the seal strip needs to be re-established, adjacent courses need to be inspected for hidden lifting, and any exposed fasteners along the wind path need to be sealed.

After every named storm we get calls for what looks like a small missing-shingle repair, and half the time the surrounding field has additional lifted shingles that will fail in the next event. We inspect the whole slope during a wind-damage shingle repair, not just the one visible spot, and quote what actually needs to be addressed.

If your shingle roof is past its useful service life - 15 to 20 years for many Miami installations - repeated repairs stop holding and the roof needs replacement. We'll tell you plainly when you're at that point rather than selling you a repair that won't last. Signs the roof is at end of life: widespread granule loss visible in gutters, curling and cupping across the whole roof, multiple leaks in different areas after every storm, and exposed underlayment showing through gaps between courses.

Most Miami shingle roofs installed in the past 15 years use architectural (dimensional) shingles rather than 3-tab. Architectural shingles carry a higher wind rating from the manufacturer, are more forgiving of small alignment variations, and typically last longer in Miami's UV load. But wind ratings on paper only translate to wind performance on the roof when the shingles were installed with the correct nailing pattern, correct starter course, and correct hip and ridge treatment.

When we repair architectural shingles in Miami we verify the surrounding installation as we go. If we find fasteners driven too high on the shingle body, missing starter course at the eaves, or hip and ridge cap that was cut from field shingles instead of proper hip-and-ridge product, we point it out. Sometimes a wind-damage shingle repair is really an installation-defect finding that turns into an insurance conversation — and being honest about that is part of the job.

The single most common shingle roof leak source in Miami is the pipe boot — the rubber collar that seals around a plumbing vent penetration. Pipe boots are made of neoprene or EPDM rubber, both of which crack from Miami's UV load faster than the surrounding shingle field ages out. A cracked pipe boot leaks in every heavy rain, often long before the homeowner sees the ceiling stain grow.

Pipe boot replacement is a straightforward same-visit repair when the surrounding shingle field is sound: we lift the neighboring shingles, remove the old boot, install a new UV-rated boot with the correct base flashing, and reseat the shingles with fresh sealant at the fasteners. On aging shingle roofs where multiple boots are cracked, we replace them all in the same visit — because the same UV load that killed one boot has aged the others too.
