Metal roofs - standing seam, exposed fastener panel, and 5V crimp - are one of the most durable systems in Miami-Dade when they are installed correctly. During a coastal metal roof repair we address the immediate failure and flag any accelerated corrosion we see. If the panels themselves are beginning to corrode at cut edges, we say so - a proactive edge treatment or panel section replacement is often much cheaper than waiting for a full re-roof.

Exposed fastener panel roofs — the 5V, R-panel, and screw-through profiles common on older Miami homes and outbuildings — fail primarily at the fasteners themselves. Washers crack, screws walk out of the deck, and every fastener eventually needs to be re-torqued or replaced. A correct metal roof repair on these systems is a fastener-by-fastener pass, not a spot patch.

Metal roof sealant on Miami roofs is a specific class of material — high-solids polyurethane or STPE-based sealants rated for the movement and UV that a metal panel sees over years. Off-the-shelf silicone or generic caulk pulled from a hardware store shelf fails within a season and often leaves a residue that prevents the correct product from adhering later. Using the wrong sealant on a metal roof repair is one of the most common ways a repair fails prematurely in Miami.
