Soft, discolored, or visibly rotted fascia board. Peeling or blistering paint at the roof edge. Gutters pulling away from the house or sagging in the middle of a run. Water staining running down the exterior wall below the roof edge. Visible gaps between the fascia and the soffit, sometimes with pest entry.

Left alone, fascia rot spreads to the rafter tails and the roof decking behind them - turning a straightforward fascia replacement into a more involved framing repair. Catching it early is meaningfully cheaper, and the difference between a same-day roof edge repair and a multi-day carpentry project is usually just a few months of delay.

A fascia replacement is only as good as the flashing behind it. On Miami homes the drip edge is the piece of L-shaped metal that turns the roof edge down over the fascia and directs runoff into the gutter. When the drip edge is missing, undersized, or corroded, water wicks back behind the fascia every time it rains, and the new board rots from the back before any homeowner sees the damage from the front.

During every fascia replacement we install a correct-profile drip edge, verify the underlayment laps over it properly, and reattach the gutter with new hangers spaced for Miami wind loads. Where the fascia is finished with aluminum wrap, we install the wrap over sound wood - never as a cosmetic cover for rot underneath. That is the difference between a fascia repair that lasts 20 years and one that fails in three.

Sometimes what looks like fascia rot is really a rafter tail problem. The rafter tail is the end of the roof rafter that projects beyond the exterior wall - it carries the fascia and, indirectly, the gutter. When water has been getting behind the fascia for years, the rafter tails soften along with the fascia. In that situation, replacing only the fascia leaves compromised structure behind the new board, and the repair is guaranteed to fail again.

We inspect every rafter tail during a Miami fascia replacement and replace or splice the damaged tails before the new fascia goes on. It costs more up front and it is dramatically cheaper than tearing the whole edge apart a second time in five years.

Aluminum fascia wrap is a common Miami finish over wood fascia — the wood carries the load and the aluminum wrap provides a maintenance-free painted surface. The wrap is not a repair for rotted wood beneath, and installing wrap over compromised fascia is one of the ways cosmetic 'repairs' hide serious framing damage until it becomes catastrophic. We install fascia wrap only over sound wood fascia, and we tell you plainly when the wood underneath needs to be replaced first.

When new aluminum wrap goes on, it goes on with the correct color match, the correct hem detail at the bottom edge, and clean corner miters. That combination gives you a fascia that looks like it belongs on the house and performs the closing job the roof edge needs — protecting the drip edge, closing the gap at the soffit, and providing a stable substrate for the gutter attachment above.
