Interior: ceilings and walls in every room for existing stains, active moisture, and past-repair marks. Attic (where accessible): rafters, decking, insulation, plumbing vents, and any daylight visible through gaps. Roof surface: every slope walked directly where safe; every valley, hip, ridge, penetration, flashing detail, drip edge, and fastener within reach evaluated in person. Roof edge: fascia, soffit, gutters, and drip edge, since roof-edge failures are among the most common Miami leak sources.

Every finding is photographed with location context so the report reads intelligibly even six months later when you're comparing it to a change on the roof. That structure is what makes a roof condition report actually useful for a homeowner, an insurance adjuster, or a future buyer.

After any named storm. Before hurricane season (May–June). Every 12 to 24 months in the absence of storms. Before closing on a home purchase - a pre-purchase roof inspection is one of the cheapest ways to avoid inheriting a $20,000 roof problem. When you notice a new ceiling stain, a musty smell after rain, or gutters pulling away from the house. When you want to know how many years of life your existing roof has left before making a replace-or-repair decision.

The roof is one of the two or three most expensive systems on a Miami home. A pre-purchase roof inspection tells you the roof's age, its remaining service life, any active or past leaks visible in the attic, any repairs that appear substandard, and whether the roof will insure at renewal. That last point matters - Miami carriers increasingly refuse to insure roofs over a certain age regardless of condition, and finding that out during due diligence is far better than at closing.

Our pre-purchase inspection report is written so a buyer, a buyer's agent, and a lender can all read it and reach the same conclusion. If a repair or replacement is warranted, we quote it separately - never as pressure inside the inspection itself.

A roof condition report from a proper Miami-Dade roof inspection includes: roof system identified (tile, shingle, metal, flat, or mixed); estimated roof age; a description of overall condition; a list of findings by severity (immediate, watch, informational); a photo appendix keyed to the roof plan; and a plain-language summary you can hand to a spouse, an insurance agent, or a buyer's agent and have them understand it.

Roof age assessment on a Miami home is often the single most important data point — carriers price insurance and decide renewals partly on roof age, and homeowners planning repair-or-replace decisions need a defensible number to plan against. When permit records are available we cite them. When they aren't, we estimate from installation-era markers we can see on the roof and label the estimate as such.

An insurance roof inspection in Miami-Dade covers the specific data points a carrier or an adjuster is looking for: roof age, roof system, apparent condition, any active damage, any historical repair evidence, and — for wind mitigation credit — the roof-to-wall connection type visible from the attic where accessible. A hurricane season roof check is a lighter-touch version of the same inspection, timed for May or June before Miami's tropical season peaks. The purpose is to catch wind-vulnerable failures — sealant, fasteners, ridge and hip integrity, and any lifted flashing — before a named storm turns them into damage. Most of the calls we take in July, August, and September for wind damage could have been prevented by a $0 pre-season inspection in May.
